OUR PROCESS

HOW DOES IT WORK?

We understand starting a construction its not a easy task, let us guide you throughout some of the basic steps. 

First Meeting

The first meeting is very important for both the client and us. This is where we get a first look of the project scope, comprehension and intention. Its essential that we understand and agree on the projects time line, purpose, budget so we can work a proposal that suits your needs. We encourage all our clients to bring and share with us any visual information that inspires them. Having a good idea of the project size, location, conditions, special elements, etc its also necessary to the determine if we can move forward.

Proposal

Our proposal will be based on all the information gather and discuss throughout our meeting. We will tailored it to meet your needs and demands as we understand suits best. These could be modified and amended as needed. 

Architectural Design / Project Management 

After an agreement has been made we start our design or project management tasks. These stages may include the following steps;

 

As-Built (AB)

 

The As-Built phase shall include the following tasks: Measurements of existing residence, Floor plans, Elevations

Schematic Design (SD)

 

During the Schematic Design we  define the project objectives, generate the necessary background information, develop schematic design options, and review options with the Owner.

Design Development (DD):

 

Upon Owner's approval of the Schematic Design Documents, the next step is to further refine and revise the design schematics prepared during the SD phase. Architect revises drawings based on Owner feedback from SD phase. Structural, Electrical, and Mechanical systems are defined and established, and the required implications are incorporated in the design (chases, mechanical rooms, etc.). Architect I.T. will generate a complete 3D Model of architectural design with interior finishes and suggested furniture.   

 

Construction Documents (CD): 

 

The Owner may wish to adjust the project scope to satisfy budget and time constraints. Changes are incorporated and the final design is detailed. The Architect I.T. will develop and coordinate Construction Documents from all disciplines in accordance with the building codes and zoning ordinances having jurisdiction.

Consults / Permitting

During this stage all construction documents, surveys and studies that the owner has gathered is submitted to the corresponding permitting offices. This is recommended to be done through a professional hired the owner, that has the experience and knowledge to make this move in a linear and fast tracked manner. 

 

Construction & Project Management 

Choosing the correct contractor and suppliers its key when completing any type of construction. At this stage all construction documents are generated, permits are at hand and we are ready to move forward with construction. Set of floor plans and specification are sent to all the contractors and suppliers  that client together with our project manager recommends; included on agreement.

Project Management (PM)

 

During Construction, the Architect's I.T services include site visits to keep track of the project's progression, participation in the Owner­Architect-Contractor (OAC) meetings, the management, review, and coordination of the project's Submittals, RFls, and the management of required changes to the contract documents and related efforts. 

​

This phase extends until delivering the final result to the client. Construction should be final and all services concluded as agreed.
